				<content:encoded><![CDATA[<p>We&#8217;ve been busy all winter developing 2.0 of our lead management software, and are ready to release to the public.   Below is a quick screen shot that give you a quick look at only a few awesome features we&#8217;ve added to make your life easier when working your online real estate leads.</p>

<p>From left to right, you&#8217;ll see that you can quickly expand a lead to see your previous notes (add/edit/delete notes).  You&#8217;ll see that we&#8217;re showing you how many times the lead has visited the site, their last visit, the average price of homes they&#8217;ve looked at and the last time you made a note on the lead.  You&#8217;ll also see the next task date to follow up with that lead, and you&#8217;re able to rate the lead (similar to iTunes).</p>
<p>On the right side of the screen, you&#8217;ll see that when you hover over the blue search icon, you&#8217;ll see the lead&#8217;s average search criteria so you can quickly get a glance at the price range and areas they are looking.  You can see how many phone calls and emails you&#8217;ve sent them, and whether or not you&#8217;ve had success with your contacting efforts with the green color indicating success.</p>
<p>Another feature that has been extremely helpful and well received is our Facebook look up icon, which allows you to automate a search for that lead on Facebook.  When a lead&#8217;s email address is associated with a Facebook account, you&#8217;ll be able to know that the email does exist, that it does match the person who registered as a lead, and you&#8217;ll be able to put a face with a name with make a warm call just a little warmer.   Not to mention that depending on their privacy settings, you may be able to see that they have horses, and may be in the market for horse property, or something similar that will allow you ease of initial conversation.</p>
<p>Lastly, on the far right, we&#8217;ve developed a proprietary algorithm that will allow us to identify HOT leads, meaning leads you should follow up with quickly and try to turn that lead into a client.  This algorithm is based on many factors, but visiting frequency, last visit, star rating and average home price are just a few of the specific things that our system analyzes.</p>

				<content:encoded><![CDATA[<p>A common misunderstanding about online <strong>real estate leads</strong>, is that they are instant business.  While there are instances where an online lead is ready and willing to buy right now, most of the time an online lead is just beginning their real estate search, and are 3-6 months out.</p>
<p>We see this a lot with our clients who come to us wanting to increase their business, but after 3 months express that they are getting burned out and not seeing a return on their investment.  The truth is, they are so very close at that point of filling their pipeline of business, that if they quit now, it&#8217;s all a waste.</p>
<p>You see, if a new online lead (a person who is browsing your website and registers with information to continue using your site to look at homes) registers on your site in January, they are likely going to be buying in May or later.  If you are new to working leads, and don&#8217;t realize the initial up front investment in this aspect of your business, then you&#8217;re going to probably burn out by March or April, and not reap the fruits of your labors.</p>
<p>Here&#8217;s what you need to do, STICK TO IT!  Our newest agent in our brokerage joined about six months ago, and had never worked leads before.  I coached her through about six month of calling leads everyday, making notes and follow up tasks on each lead.  It wasn&#8217;t easy and there were days she wanted to quit, but I wouldn&#8217;t let her. Now, she&#8217;s closing 2-4 deals a month and is so busy with her pipeline, that her new leads are sitting for a time before she has time to call and work them into a prospect or client.  You see, now that her pipeline is full, and she has made it through the investment phase of her business, it&#8217;s now a matter of staying on top of the new leads that come in, and take care of the existing clients that she has, and her business will remain steady and solid for years to come.  The best part, she didn&#8217;t knock one door, approach one FSBO or send out one flyer.  She simply worked her <em>internet leads</em> that were generated by <a href="http://boomerangleads.com/" target="_blank">us</a>, and stuck to it.</p>

<p>Boomerang Leads has launched a new proudct called <em>Boomerang For Agents</em>.  This product allows individual agents to have all the benefits which brokerages and teams have, but on a small scale and with an &#8216;a la carte&#8217; option.  If you want just a website, we can do that.  Want a website and have some additional traffic coming in which become real estate leads, we can do that.  You pay for only what you want.</p>
<p>What&#8217;s better is that certain fees have also been waived.  You don&#8217;t need to worry about paying any referral fees, and you also don&#8217;t need to worry about paying per lead.</p>

<p>When a visitor comes to a website, they will eventually be prompted to register to view more homes.  <em>Not everybody wants to register, but some people would rather call a person directly</em>.  We offer website visitors with that option by placing a telephone number on the site which will connect directly to any phone you&#8217;d like*.</p>
<h4>We offer the Google Voice service for two reasons:</h4>
<p>1) Place a new telephone number only associated with this website directly onto the website.<br />
2) Help us track calls (including missed calls and voicemails) which are a direct results from our marketing efforts.</p>

<p>When you receive a call from the website it will appear on your phone normally.  When you answer your phone normally, Google Voice will prompt you to either press 1 to accept the call, or to press 2 to send the call to voicemail.  We hope you can answer this call quickly, as these callers are typically the most ready to buy of all the leads.</p>
<p>After the conversation and at your next available convenience, add all the callers information as a &#8220;New Lead&#8221; and lead type &#8220;Hotline&#8221; into your account at <a href="http://my.boomerangleads.com">my.boomerangleads</a>.  By doing this, you will be able to track any notes that you have with this lead.  Also, this will help you remember &#8220;this call was from the website and generated because of Boomerang Leads efforts.&#8221;  Referral fees will apply to these callers.</div></div>
<p>When you miss a telephone call from your Google Voice number, you will receive an e-mail informing you of the callers number, and the time of the call.  If the caller leaves a voice mail, that will also be included in the e-mail which you receive.</p>
<p>Keep in mind that people who call from the website are serious lookers!  These people want information quickly, and if they can&#8217;t get it from you quickly, they&#8217;ll move on quickly.  By being the most responsive and readily available Realtor, your chances of closing the deal associated with that caller shoots through the roof.</p>

<p>Over the years we&#8217;ve learned a lot about generating leads and getting them converted into closings.</p>
<p>Three of the biggest factors include:</p>
<ol>
<li>Getting Leads.</li>
<li>Getting Agents To Call Leads.</li>
<li>Agents ability to call leads quickly.</li>
</ol>
<p>To convert internet leads, the biggest factor is getting hold of them. The best time to get hold of leads is within half an hour of registration.</p>
<p>The fact is that it&#8217;s hard to make phone calls to people you don&#8217;t know, and it&#8217;s very frustrating making phone call after phone call to people who just won&#8217;t answer, or provide bogus information. Busy agents aren&#8217;t at their computer ready to make phone calls twelve hours a day.</p>
<p>To help solve this problem we have implemented a call center that qualifies all of the leads our sponsor websites generate. With our call center, we can get more internet leads contacted quickly and agents can spend more time selling and less time calling.</p>
<p><strong>Call Qualifying:</strong></p>
<p>With our new program, our call center makes initial phone calls to all leads that register on our sponsor websites. Our qualifiers help online home searchers benefit from the website, and find out if they are in need of an agent and mortgage lender. This separates the wheat from the tares, so agents can devote their time and energy to those leads that have the most potential of becoming closings.</p>
<p>Real Estate agents still need to call and work the leads. Not all of these leads are going to buy real estate, but it does save agents a time and increase the conversion percentage from the leads we generate.</p>
<p><strong>So What Does It Cost?</strong></p>
<p>Essentially, the only cost for these qualified leads is a 25% referral fee for deals closed. We do require an up front deposit that will help cover our costs of lead generation, but the first few closings will be free (no referral fee paid to us).</p>

<p>If you&#8217;ve been trying to contact leads and have noticed that they either never answer, or if they do answer they are in a rush and have no time to talk to you right then.  They promise you they will call back, and ultimately you are the one calling them back.  You may be trying to contact that person at the wrong time of day.  So when is it best to contact a lead?  The answer will always be the same: <strong><em>within the first five minutes of their registration</em></strong>.  That is of course, in the ideal situation.  </p>

					Now if you&#8217;re wondering what time of day is best to contact a lead, given a choice between evening or morning, the answer is <em>contact them during the time of day in which they registered (evening registration = evening contact)</em>.

True, some people register while they are on the clock at work so they can not speak on the phone.  But most leads are available to talk at the time of registration.</p>
<p>So let&#8217;s put this into a realistic situation.  You were out showing homes to a different lead that evening, and you just aren&#8217;t available to call the new registrant until the next morning,.  You call them, and it goes to voice mail.
